Concept images of a 75,000-seat stadium for Newcastle United have surfaced, coinciding with the confirmation of a £133 million deal for St James’ Park.

Newcastle United has not yet reached a conclusion regarding the future of St James’ Park, which has taken an unexpected turn this past week.

The club’s financial report for the 2024/25 season revealed that Newcastle United sold St James’ Park to a subsidiary company last June.

This internal sale of the stadium and its surrounding area resulted in a £133.2 million profit on the financial statements. Without the lease and land sale, the club would have reported a record loss of £98.4 million; however, they instead announced a pre-tax profit of £34.7 million.

The transaction is believed to have assisted Newcastle in adhering to the Premier League’s Profitability and Sustainability Rules for the 2024/25 season. The club defended its actions by stating that the decision was made with the stadium’s future in mind.

One source characterized the sale as an “enabler for what we may or may not be doing in the future.” A formal decision regarding the expansion of St James’ Park or the construction of a new stadium has yet to be made.

In the interim, the 72-year lease for the stadium has been assigned to PZ Holdings Ltd, a company owned by the club’s shareholders.

“The aim was primarily to reorganize our property assets and place them into the appropriate legal structures to enable us to proceed with potential developments, whether at St James’ Park or for a new stadium, and to facilitate that with financing and other related matters,” stated chief financial officer Simon Capper.

“Future transactions of a similar nature may occur, depending on our eventual plans, but the profit calculation that was necessary is a result of the detailed accounting regulations that the Premier League mandates we follow when engaging in any transaction with a company linked to us. This does lead to a substantial accounting profit as a result.”

This represents a new development in the ongoing discussion about the future of Newcastle’s stadium, where an expansion of St James’ Park was previously considered, along with the idea of a new 70,000 capacity stadium on Leazes Park.

In the midst of this speculation, stadium concept designer and 3D animator Damian Bosio has shared several impressive proposals to address the issue on his YouTube channel, Bondibot. The first suggestion involves raising the Gallowgate End to match the height of the Milburn and Leazes stands.

In his second proposal, Bosio suggests relocating the pitch entirely, which would create additional space in the Gallowgate and East Stand. The final design illustrates a new stadium that could extend into Leazes Park, which could pose challenges for local preservation groups. Below are all three proposals.

This would require construction over the road and into Strawberry Place.

2. Removing the roof

The design concept includes taking off the roof of the Gallowgate Stand and initiating the expansion across the road to maintain traffic flow. | Bondibot

3. One stand expansion

This expansion would leave the East Stand, listed buildings, and the Leazes Conservation area untouched. | Bondibot

4. A significant expansion

The concept for the Gallowgate expansion would elevate the stand to the same height as the Milburn and Leazes stands. | Bondibot

5. Is this the most likely option for Newcastle?

The club’s acquisition of land at Strawberry Place makes this option appear to be the most feasible of the three. | Bondibot

6. Capacity

The expansion would need to increase the stadium’s capacity by approximately 8,000 to surpass 60,000. | Bondibot

7. Expanding the Gallowgate and East Stand

This is quite an ambitious proposal. | Bondibot

8. Enhancing the field

This ambitious idea proposes raising the St James’ Park pitch, resulting in a reduction of seating in the Milburn and Leazes stands. | Bondibot

9. Relocating the pitch

The pitch would be shifted northwest into the Milburn Stand and Leazes Stand. | Bondibot

10. Increased space

This creates additional space for the Gallowgate Stand and East Stand. | Bondibot

11. A major reconstruction

This ambitious plan would necessitate nearly a complete reconstruction of the East Stand and Gallowgate Stand. | Bondibot

12. Introducing a new Level 7

A new ‘level 7′ would be incorporated into the Gallowgate Stand and East Stand, bringing the existing level 7 closer to the elevated pitch. | Bondibot

14. What will be the effect on the listed buildings?

The proposal indicates that the listed buildings would remain unaffected by the expansion if the pitch is raised and relocated. However, precise measurements and architectural plans might indicate otherwise. This design, as it stands, would also affect the residents’ ‘right to light’ easement on Leazes Terrace. | Bondibot

This expansion is expected to boost St James’ Park’s capacity to over 60,000, despite the significant loss of seating in the Leazes Stand and Milburn Stand due to the pitch relocation.

A new stadium on Leazes Park has also been proposed.
